In South Australia, the conversation around housing affordability has never been more urgent. While discussions about land supply, planning regulations, and infrastructure roll on, the reality remains: we need more homes, and we need them now.

At Rivergum, we’re taking action. As the state’s largest builder of medium-density residences, we’re sharpening our focus to deliver more affordable, high-quality homes at scale. Over the next two years, we’ll transition away from individual house builds to concentrate on town homes in partnership with major developers. Why? Because this shift allows us to build more homes, more efficiently—helping more South Australians achieve homeownership.

The challenge of affordability isn’t solved in isolation. It requires collaboration between developers, government, and industry leaders to ensure that policies enable, rather than hinder, supply. Regulatory changes—such as increased garage size requirements or additional parking mandates—can unintentionally add up to $45,000 per home, pushing ownership out of reach for many buyers. Likewise, while biodiversity protections are essential, we must balance sustainability with the need to unlock housing supply.

With over 1,000 homes in our projects pipeline—and an additional 200 set to be announced in the coming months—we’re committed to leading the charge on innovative, efficient, and attainable housing solutions. Our ‘More Homes for South Australia’ strategy is about scaling affordability without compromising on quality or design.
