Step 1: Home Design Selection
Initial Consultation
The journey begins with selecting your new home design. Our specialists will assist you in evaluating your building site, considering its elevation, council requirements, and your vision for a new home. We’ll also discuss your budget to ensure everything aligns with your financial goals.
Site Assessment
We’ll examine your site’s boundaries, zoning, and council guidelines to determine its suitability for subdivision or rebuilding. Our team will conduct a site survey to assess footing requirements and provide a fixed cost for this aspect. During this phase, you can inform us of any features you wish to retain, such as trees or fences.
Preliminary Planning
We’ll prepare a contour plan, soil profile, and if needed, a wind and bushfire assessment. This will help us create preliminary building plans and provide a cost guide before you commit to a formal contract.
Step 2: Giving the ‘Green Light’
Formalising Your Commitment
Once you’re satisfied with the design and costs, we’ll draft a formal contract reflecting the agreed inclusions. Signing this contract signals your commitment to building with Rivergum Homes.
Approval Process
With the contract in place, we’ll start preparing the necessary documentation for council and development approvals. This step ensures all legal and regulatory requirements are met before construction begins.
Step 3: Planning Your Selections
Choosing Your Finishes
One of the most exciting parts of building is selecting the finishes that define your home’s look and feel. Visit The Pavilion, our exclusive design studio, where you can explore a wide range of products, fixtures, and fittings. Our design specialist will assist you in making your selections and answer any questions you may have.
Step 4: Consolidating Final Approvals
Final Approvals and Demolition
Our Approvals Administrator will handle all necessary encumbrances and approvals on your behalf. Once you’ve finalised your selections and all approvals are secured, we’ll provide you with a timeline for your project’s start and completion. This is when the vision of your new home starts becoming a reality.
Organising Demolition
After final approvals, we’ll arrange for the demolition of the old house, making way for the construction of your new home.
Step 5: The Building Begins
Site Works and Structure
The first major milestone is site works, which include constructing the footings and/or lower floor framing. Following this, we’ll erect the wall frames and roof trusses, install the roof cover, and complete the external wall cladding, windows, and external doors (excluding garage doors).
At this stage, your home will be watertight and ready for the next phase, known as ‘Lock Up.’
Step 6: Fixing Stage
Interior Finishing
The fixing stage is where your home starts to take shape. We’ll install plasterboard on the internal walls and ceilings, add insulation, and complete first fix services.
Second Fix
The second fix involves fitting skirting boards, door architraves, doors, and stairs (if applicable). Work will also be done on the kitchen and bathrooms, including cabinetry installation.
Before handover, you’ll have an opportunity to inspect the property with your Construction Supervisor to ensure everything meets your expectations.
Step 7: Our Guarantee
Handover and Support
Your Construction Supervisor will complete the handover process, giving you your keys and a handover pack. While your building journey with us concludes, we offer a three-month maintenance guarantee to address any defects that might arise as your new home settles.
